We at the Heritage Center have specific fees for not for profit
organizations of $25. The payment can always be allocated on a check as
donation -

Though, if it is not rent, but a suggested donation to a non-profit , I
believe it would not be “business” income.

You might want to check your non-profit property tax exemption status in
regard to "unrelated business income".
